Determining your homes value can be the most important step when planning to sell your home in Johnstown. An appraiser is a licensed professional who has an adequate knowledge of the real estate market and can estimate home values based on several different factors. The appraiser visits the home and inspects the physical condition, location, size, amenities, and quality. Then the appraiser does a considerable amount of research in order to compare sale prices of similar homes in that particular area. After inspecting the home and evaluating the research, the appraiser can estimate a homes value.

Perhaps the two most important factors when selling a home are location and size, so appraisers usually weigh them more heavily than others when estimating home values.

Location

The location of your home, even within Johnstown does not only include the quality of the neighborhood it is in, but also how close it is to schools, shopping centers, business districts, etc. Two identical houses can be significantly different in price depending on where they are located. Location is perhaps the most important factor when estimating home values; however it is subject to personal preference. Some buyers may prefer a home that is close to highways and freeways in order to have a quicker commute, while others might have children and would like to live in a quiet area that is far from any major roadways.

Size

The amount of square footage your home has is often the first thing a buyer may ask about. It is important to have adequate space to accommodate your living needs. In relation to the square footage, the number of bedrooms is also key to the value of the home. However, the preference of the number of bedrooms varies with each buyer. Some Johnstown residents prefer fewer bedrooms so they have more floor area, while others are looking for several bedrooms to fit large families or accommodate many guests. The number of bedrooms in the home often determines the number of bathrooms. In most cases, more bathrooms are preferred, so homes that offer several bathrooms are typically priced higher.

Why should you get an appraisal?

Usually an appraiser charges a few hundred dollars to estimate home values. Of course, the downside of hiring an appraiser is that it is going to cost you money, but the upside is that you have written professional documentation of the value of your home that you can show to prospective buyers. Having the appraisal can be a beneficial tool when trying to sell your home.

There are hundreds of appraisers, so it is best to check the yellow pages to find one that is local to Johnstown. There are also websites that offer services to help you find a good local appraiser. When choosing an appraiser, be sure to select one that you trust is experienced and will give you an accurate estimate.
